Repair, Refresh, Renew. A Recreation Deck Turns 40

Built in 1976, Mott-Smith Laniloa is 34-story condominium tower located in the Punchbowl Special Design District consisting of 428 residential units constructed over a three-story podium parking garage. The top level of the podium parking structure is a 70,000 square-foot recreation deck featuring a swimming pool, spa, wading pool, tennis court, recreational pavilion, and extensive landscaping.

The waterproofing membrane below the recreation deck had failed and needed complete replacement. Chronic pool leakage had also damaged the underlying deck structure. As part of the repair work to the waterproofing, the AOAO took this opportunity to refresh and modernize their facilities. The renovation of the deck included removal of all podium deck components, installation of a new podium waterproofing membrane, reconstruction of the deck surfaces, and replacement of the deck components.

Upgrades included a new tennis court viewing area with a drinking fountain, an upgrade to the spa, and wading pool shell and pool treatment equipment and renovations to the pool house. In addition, interior and exterior renovations to the existing pavilion building, landscaping, and exterior lighting upgrades for select deck areas and guest parking.

Malea Buhlman, CSI-CDT, Assoc. AIA, NAWIC Malea Buhlman is a Consultant with Allana Buick & Bers, an Architectural/Engineering company that specializes in the building envelope. Malea has a Bachelor of Arts in Construction Management from the University of Hawaii at Manoa and has been a member of CSI since 2015, and received her CDT in 2016. In addition to CSI, she is a member of American Institute of Architects and the National Association of Women in Construction and she has received the Silver Presidential Volunteer Service Award. Malea is working towards her Architectural license when she’s not taking way too many pictures of her cats. Malea is the current president of the Honolulu Chapter CSI.
